HOW TO BUY U.S. REAL ESTATE WITH THE PERSONAL PROPERTY PURCHASE SYSTEM If you are thinking about buying real estate in the United States, either as a vacation property or an investment opportunity, this book provides you with comprehensive yet easy-to-understand information. Kimberley Marr, a Canadian real estate broker, has teamed up with a group of cross-border legal and tax professionals, mortgage specialists and U.S. real estate brokers each with years of experience. The Personal Property Purchase System outlines processes and considerations when purchasing property in the United States. U.S. destinations, especially in the Sunbelt, are popular choices for Canadians who are looking for a vacation/second property or investment opportunity. Statistics show that Canadians have been among the largest foreign groups of buyers of U.S. real estate. Price, accessibility, strength of the Canadian currency and similarities in culture are the primary reasons. But, you must keep in mind that the U.S. is a different country, with different laws. You need to be aware of these laws and comply with them. How to Buy U.S. Real Estate highlights important considerations in deciding what you want in a U.S. property, in what location and at what price. You will learn about Canadian and U.S. mortgages, titling options, foreclosures and short-sale property, medical and other insurance needs, currency issues, and much more. "Put the Personal Property Purchase System to work for you. It will provide you with valuable information and help you make the decision that is right for your personal or investment strategy." —PAMELA ALEXANDER, CEO RE/MAX Integra Corporation "Kimberley Marr has demonstrated outstanding cross-border knowledge as a real estate broker, and has written a terrific primer that is a must-read for all Canadians looking to buy U.S. real estate." —DAVID ALTRO, Attorney, Managing Partner, Altro & Associates, LLP "A well-written and thoughtful guide to purchasing U.S. real estate. The tools and checklists are so helpful that I plan to use them for my next home purchase." —SUSAN INEZ POSKUS, President, Thomas C. Roberge & Company

The purpose of this book is to shed some light on the process of purchasing income producing property and to introduce you to a technique of making money derived from public information available in the Probate Court System, that not one in one hundred people are aware. In other words, I will explain in detail two different ways of making money using real estate as the vehicle. The first and most popular way being of investing is to purchase real estate to hold for the long term. The other method consists of purchasing, updating and selling property within a 6 month time frame and generating a 30% return on investment. This method can also be expanded into an options situation whereby the investor puts a property under contract to be sold to him by giving the seller a $1,000.00 deposit while signing a P&S agreement. After the agreement is signed by both parties and the investor has legal footing, the investor locates a contractor and proceeds to sell the contract. The time for performance in most agreements is ninety days. Within that time frame the investor collects the difference between what his agreement says that he is paying and what his purchaser is paying him. This transaction is accomplished by using an assignment. If the investor sells his agreement for $5,000.00 in ninety days he will have effectively gotten an annualized profit ratio of 20 to 1. The other section of the book explains how to track and capitalize on public information available in the Probate Court System to generate a fantastic income.

Real estate day trading is using the Internet to buy and sell houses without leaving home. In many cases, the investor closes on a house and resells it the same day. Readers will learn the author's system for how to buy and sell 5-10 houses a month in today's market, using the Internet, phone, fax, and email to analyze, research, and find the properties, buyers, and others needed for the transaction. Author Larry Goins has personally done deals in nine different states and has students in the US, Canada, Australia, New Zealand, Japan, China, Israel, the Philippines, and Denmark. Day trading can be used for wholesaling properties to other investors, retailing, lease options, short sales, foreclosure investing, etc. The basic steps are: Search online for potential properties to make offers on, using specific techniques for finding the right ones. Once an offer is accepted, usually within 1-2 weeks, put it on paper using clauses included in the book, and get the property inspected by a rehab contractor to get a free estimate of how much the repairs will cost. This is done by finding reputable contractors online and through referrals from realtors and through autoresponders. Order an appraisal. Sell it fast! Using the buyers list you have built on the internet through email marketing groups, social networking sites, blogs, free classified sites, bank-owned property sites, and more, send an email with the details of the property and instructions on how they can get the property under contract. Usually within two hours several potential buyers will reply. Set up a closing to buy it and to sell it on the same day; closings are about 30 minutes apart. By it at 10:00 and sell it at 10:30, for example. There are many ways to fund and close on the property. The book will contain step-by-step, easy processes for assignments, options, flex options, simultaneous closings, using hard money, private money, cash partners, and credit partners, none of which will require an investor's own cash or credit. With praise from New York Times Bestselling Author Dr. Albert Lowery, Robert Shemin, Frank McKinney and foreword by Michael E. Gerber. Larry Goins (Lake Wylie, SC; www.larrygoins.com) is one of the real estate industry's most popular speakers. He buys and sells 5-15 houses a month all over the US, in today's difficult market, from the comfort of his office. Larry speaks live an average of twice a week and holds two to three teleconferences a week. He is licensed as a mortgage lender, mortgage broker, real estate broker, and general contractor in North and South Carolina. Larry served as President (2003 & 2004) of the Metrolina Real Estate Investors Association in Charlotte, NC, a not-for-profit organization that has over 350 members (it is also the local chapter of the National Real Estate Investors Association). He has been investing in real estate for over 20 years.
