Shut your eyes and imagine this. You are the only realtor in your entire marketplace and your phone is ringing day and night. Getting new listings is as easy as fishing in a trout hatchery, finding buyers is like finding Cub fans at a Cub's game. As a realtor you could be compared to what Google is to search engines-practically the only game in town! Now open your eyes from imagining. The truth is that being a realtor is competitive-in fact it's furiously competitive. There are scores of other realtors vying for the same turf you are and some of them are very very good at what they do. You have seen the statistics. 80% of Realtors don't make it past their first year. And, even for seasoned veterans, years of experience doesn't ensure them that their listing and buyer plates will always be full. Then there are the real estate markets themselves; up markets, down markets, sideways markets, and markets which no one can quite figure out. Another statistic is that 10% of realtors are earning 90% of the commissions. So what are those top 10% Realtors doing so very right? It boils down to this: They have learned how to brand themselves to "Stand Out". Stand Out! Realtor is not just another marketing book. It answers the question of how to turn your realtor business into a client magnet-although like all good things in life, it does takes both effort and time to accomplish these results. The book's 264 pages is a blueprint filled with a parade of ideas on how any realtor can excite clients and win their loyalty, attract a wave of new buyers and sellers, and make their presence felt on the internet. Stand Out! Realtor is an operational, marketing and let's call it a "commission making" guide. It combines the author's own extensive hands on experience, adjuncted with countless hours, call it a lifetime of research. With 264 pages packed with 1,000's of ideas, it's a certainty you'll find numerous gems within its pages which you'll be able to add to your own realtor success formula. The book is also an enjoyable read, full of humor and interesting anecdotes, so it's guaranteed you won't be rubbing your eyes.

Another statistic is that 10% of realtors are earning 90% of the commissions. So what are those top 10% Realtors doing so right? It boils down to this: They have learned how to brand themselves to "stand out". V.A.M. for Realtors is not just another marketing book. It answers the question of how to turn your realtor business into a client magnet-although like all good things in life, it does takes both effort and time to accomplish results. The book's 264 pages is a blueprint filled with a parade of ideas on how any realtor can excite clients and win their loyalty, attract a wave of new buyers and sellers, and make their presence felt on the internet. V.A.M. is an acronym that stands for Value, Attract and Monetize. The "V for Value" section of the book tackles ways to add more value for clients so that your realtor business distinguishes itself and STANDS-OUT like a skyscraper. After all, being a realtor truly is a case of "survival of the fittest" given all the many other realtor choices which buyers and sellers have. The "A for Attract" section explores hundreds of unique and compelling ways to attract new clients. It also includes a section called "A Short Course on Attracting Online" because these days if you're not a force on the internet then you're probably not going to be a force anywhere. The "M for Monetize" section pulls it all together by looking at how any realtor can maximize returns from existing clientele through retaining client loyalty and their ongoing business, and most importantly by capturing their referrals. This section also covers the most valuable commodity any realtor has, "their time", and how to use it with more effectiveness and efficiency. The book finishes with two bonus sections. The first is on "Motivation" which shows you how to take your confidence level to the apex because confidence and results almost always go hand-in-hand. Motivation also teaches you the techniques for staying fired up and how to battle through those lulls we all have. The final section is the "Zen of Real Estate" because being a realtor has its ups and downs and stresses, too, and besides which success ought to be calculated just as much in personal contentment as being measured in commissions. V.A.M. for Realtors is an operational, marketing and let's call it a "commission making" guide. What's it mean to be a REALTOR(r) for Life? First of all, an agent needs to become a REALTOR(r)! Not all real estate agents are REALTORS(r). The term REALTOR(r) is the exclusive designation of members of the National Association of REALTORS(r) and it's local boards. REALTOR(r) is listed in the US patent office as a registered trademark. Licensing is just the first step in an agent's career. Once an agent makes the commitment to being a REALTOR(r), they subscribe to the REALTORS(r) Code of Ethics, which was first adopted in 1913. Knowing and following the Code of Ethics sets the REALTOR(r) member apart from other real estate professionals. Since 1913, The Code of Ethics has evolved and changes are usually made each year to keep up with new issues in the real estate industry. REALTORS are required to take an ethics refresher course every four years to keep abreast of the changes. The Code of Ethics is known as the "golden thread" of the industry, dedicated to raising the standards of professionalism and service in real estate. The Code provides a guide for how REALTORS(r) interact with each other, and work toward furthering clients' interests. Since 2013, The Code consists of 17 Articles, 71 Standards of Practice, and 131 explanatory cases. An individual REALTOR(r) member's local Board of REALTORS(r) is responsible for enforcing the code. REALTOR(r) for Life from my point of view The majority of REALTORS(r) have had other careers before going "into real estate". For some reason, my first year of college, I declared my major to be in Business with an emphasis in Real Estate. I became a REALTOR(r) and started selling real estate as my first position out in the work world. As of 2015, I have been a REALTOR(r) for 37 years, truly a REALTOR(r) for my entire business life. REALTOR (r) for Life from the client's point of view One of the most rewarding parts of my career is that many of my clients have chosen me to be their REALTOR(r) for Life. Often, I have met someone and helped them buy their first home. I have helped some clients buy 3 or 4 personal residences in their life. In some cases I am even preparing to work with the 3rd generation of clients in a family! In addition to buying homes, I have also helped them build real estate portfolios. I have helped them save for college or retirement through real estate. I have helped them buy real estate within their retirement account and do 1031 Exchanges to grow their portfolio. I've helped find college condos for their kids. Because I have met and know thousands of REALTORS(r) personally I help them find a REALTOR(r) wherever they know anyone buying or selling across the country and now the globe. Toward the end of their life, I help with consolidating real estate investments, down sizing, and ultimately working with their estate planning attorney. More than once I have been named in a will to be the REALTOR(r) to sell the house. As REALTORS(r), we always need to keep in mind we are not attorneys, tax experts, mortgage loan officers, security dealers or financial planners. It is important to know about all the various ideas discussed in this book, but also very important to have a team of experts that you can rely upon to help your clients with their decisions relative to the areas that we are not licensed to perform. The main intent of this book is to help you be the trusted advisor for your clients on all matters real estate, and in return they will call you their "REALTOR(r) for Life". I want to provide you with a resource that you can read all the way through and then keep ready as a reference. My hope is that you will get an idea from this book that will enhance your or your client's life.

Murder and sparring seniors stir up trouble for a spunky, small-town Georgia realtor in this cozy mystery by the author of Realtor Rub Out. I made a promise, multiple times actually, to my husband, the Bramblett County Sheriff. I promised I wouldn’t put my life at risk doing his job. But… when I find my potential client’s son standing over her dead body, all bets are off. I just can’t let it go, no matter how hard I try. Truth be told, I’d put myself up against a murderer any day if it kept me from taking sides between Henrietta and Bonnie, besties currently on the outs. Risking my life is one thing, but getting between those two is something no person in their right mind should do. Who am I kidding? I can’t stop myself from trying to help them too. I just hope I come out of this alive. “The supporting characters are a hoot!” —Caroline Fardig, USA Today–bestselling author

You solve new murders and uncover old crimes, but can you save someone from doing hard time? To return what was lost, solve my riddle at all costs. Travel back to ’83 and the murder of a girl from Forsyth County. The note sat inside an otherwise empty lockbox on the dining room table of Bramblett County realtor Lily Sprayberry’s open house listing—a lockbox that formerly contained an expensive coin collection she promised would remain safe. Lily knows the person that wrote the note meant it for her, and knows she needs to do what it says to get the coin collection back. Determined to solve the thirty-six-year-old murder, Lily discovers the clues lead her to a possible killer she’d never suspect—someone near and dear to her heart.

Determined to solve the thirty-six-year-old murder, Lily discovers the clues lead her to a possible killer she’d never suspect—someone near and dear to her heart.
